I’m coming up on my year without a single deal and now they’re not even replying to my messages. 

So I bought a single family home for 315k that was considered inhabitable.

Hoping to go down one of two paths:1- Buy a condo or small single family home and build equity and create value with my maintenance/construction background.2- Find a cash provider to do this on a larger scale with a 3-5 unit building. 

These buyers are playing the long game—betting on rising property values and rents, which offsets initial breakeven or negative cash flow.If you’re starting out, I strongly recommend focusing on single-family homes in neighborhoods at the high end of the "low-end market" spectrum.

From there, you can move on to the BRRRR method with single-family homes—buying undervalued properties, rehabbing them, renting them out, and refinancing to pull out your investment for the next deal.

 (3 convention units +  3 ADUs) * 3 lots = 18 unitsIn general adding one ADU is not a good investment because there is no more expensive residential development than a single, small unit.
