@Shawn Questa I agree with you that there could be some opportunity here, but personally, with that little equity in the property, I'd wait for the pre-foreclosure process to start and  perhaps you can do a short sale (though I don't know the details on how that's handled in TX).

As a long-term hold investor, I see this property as -$600/mo to -$800/mo depending on whether you use a PM or not.

While the prices are attractive, I'm concerned with its long term viability.

And What other conditions/terms/costs do you calculate when underwriting the potential of a deal?

I have owned 4 short term rental in those markets.

Even legal immigrants are not reliable numbers because they will/may be short-term residents and also do not have the same benefits or detriments of US citizens.

Even professionals “short cut” the process and invest without almost any research.
