it's been on the market for 2 weeks and they've dropped the price by 10k. it's now right at average for the area. add in the roof and driveway issues, and i shaved off 10k more which should be more than enough to address both items in this area.

so $420k construction cost, but you may be able to shave a bit since you have 2 houses basically under one roof. 

Asphalt is cream of the crop and sheds water, so very attractive to renters, but also expensive and has to be maintained.Will you have flood lights and cameras?  

Think of it this way:  If you have own an ice cream shop that is on a busy street and traffic is wrapped around your shop all day every day...would you then put up billboards over in the other part of town? 

But for $5mm or whatever investment, I would do that near me, versus afar.How much of a shave is the relative willing to give up on the price, to me is the deciding factor. 

Either a clean shave or very well-trimmed facial hair and haircut too.

Or, on the other hand, you might have to shave the plastic spacer if it's too thick.
