In order to mitigate most of the issues of working with contractors you need to have a very explicit scope of work, and a solid contract that specifies that payments are made according to certain milestones, and penalties for delays or rework.

So I'll need to rework that part of my process.

It was fire damaged so we had to rebuild about 1/2 of the house, and we also reworked the layouts on both floors.

Plus I figure the more I know about the laws and structure of RE work the better investor I will be in the future. 

We've had luck moving washer/dryer setup to larger than what is needed closet space in a center hall, or re-working the floorplan a bit.
