Hello to all BPer'sI have rental property in El Segundo, but am looking to joint venture with my daughter and her fiancée in a home for them in the Eagle Rock, Sherman Oaks, or Mar Vista neighborhoods of LA. I

The market here in LA is way out of our range for buying and holding.

As many of my fellow Los Angeles based investors know, LA is a great city to live in, but a tough place to invest.

The sophistication and competition in LA is major leagues for sure.

I have about 65k in cash to invest out of state and if decide to invest in LA I have a partner willing to join the venture with an equal investment.Do you guys have any suggestions on other cities to invest in rental properties around my budget?

the other thing that gets into advanced investing is that when you buy on one of the top markets in the country were you can actually sell an asset for true value on the open market, and sales through a marketing person in LA is not true market.. true market is off of the MLS in any given city.. 

At the very least, if they don't help, they definitely won't hurt you.And if you come across any deals you don't want in LA - I don't mind taking a look at them.Good luck!
