That being said, I'm not a fan of holding property in anything sub B quality. 

Make cosmetic updates if needed, offer free months rent on a longer lease, make sure your units have qualities like laundry and AC. 

I cannot speak to the quality of the coaches but the sales staff seamed well trained.

Turnkey properties are already renovated and tenant-ready, meaning you can focus on the investment side rather than dealing with major repairs. 

I also met the Wagner and the Nolasco team in person in their Orlando office, and they seem to care about delivering a quality product in a timely fashion.  

You want the highest quality tenant as possible & those two intangibles we find makes a difference. 

The license doesn't cost more, the service and quality does.And a note on that cost, in my experience hiring contractors, only a small percentage of the cost savings was due to finding the right guy who is willing to work for less.

So this is mostly in reference to us doing our own repairs, not necessarily looking to hire other people.

Account for all costs, including closing fees, holding costs, and repairs.

I am not a fan of concessions as I believe that it will attract lower quality, shorter term tenants.
