This is my first purely investment property.Here are the steps as I understand them from reading posts and listening to podcasts concerning buying a property with owner financing:1.

Is it purely price or something else?

Replace all old detectors or at least put a fresh battery in.

I replace old smoke detectors with the 10 year lithium battery ones that are built in. 

I cat guarantee the Refi numbers its pure speculation based off of comps in the areas and previous sold prices

They are 95% legal in Texas...if you can comply.A pure option OR a pure lease is fair game, regardless of who is getting the benefit.If you are *getting* the LO (and not a consumer), game on.

I agree it’s not that great but it’s not a pure financial loss either (it would become only if you lack sufficient liquidity to operate the asset as planned over the period).

For example, the tenant didn't replace a single light bulb or the tenant took the batteries out of the smoke alarm...it seemed it kept going off when they were smoking apparently.
