Hello Frank, I think house hacking a small multifamily property that you buy with a low downpayment is one o the best and lowest risk strategies that you can get started with.

You will need to save that initial income to buy your first properties, get your mortgages, etc.You don't need a college degree to swing a hammer, but that psychology class could come in handy negotiating with a difficult tenant.

Without the upside of a good neighborhood and/or quality property, I don't love it.

We got bank financing on this property and having a local bank doing DD on the property to protect their own money seemed like a sensible way of double checking your own DD!
