Let me give you a few examples of situations I've seen regularly from my limited experience as a host on AirBnB, and I encourage everyone to try and see this experience from their perspective:*Professors who teach at a local university, and stay 3 nights a week when in town*Traveling Nurses who stay 8-11 weeks *Business travelers who are staying for a week each month*Families & friends traveling in a group to an event*Couples visiting the city to see if they want to move to the city/neighborhoodIn each of these situations, I could argue that the STR is competing not just on price with a hotel but also on features and experience.

I became financially free transitioning to true Multifamily (5 units or more).The most ever W2 income I made as a parochial school teacher and an adjunct professor at the local community college here in San Diego, combined family income was $85,000 before taxes and California has over 13% state income tax alone.I just retired from my teaching jobs this past school year.

I still wouldn't say the universities are the primary demand generator, but we have had a visiting professor from NC school of the arts (another prestigious university in town), and grad students stay with us for a semester.

Proud Temple University alumni, with a degree in Business Administration - Marketing.I haven't really used my degree for anything in my working life or real estate life, but I will say my marketing capstone professor (who everyone hated, but I strangely enjoyed his class) really helped set me up for success professionally.He acted like his class and any presentations, tests, etc., were all like a real working environment.
