Mid-Term Rentals - College Towns

Hi Everyone!

Has anyone done mid-term rentals (MTR) in areas with colleges and universities as the primary demand generator. If so, can you provide some details on your experience and who was most interested in renting from you?


I am thinking there would be many students and scholars who may be in an area for a few months or a semester that could benefit from a mid-term rental.

We have 2 MTRs in Winston Salem (5 universities including Wake Forest). I still wouldn't say the universities are the primary demand generator, but we have had a visiting professor from NC school of the arts (another prestigious university in town), and grad students stay with us for a semester. I would say the universities only generate 10-20% of our stays.

If you want to intentionally target universities I think STR is the way to go. People travel into town for short term stays related to colleges more often than mid-term. Sports games, events on campus, parents visiting their kids. We have a guy in our BP meetup group here in town who focuses on STR rentals around Wake Forest and does well for himself (he's up to 5 STRs now I think).
