Upon reading David Greene's books on BRRRR and long distance real estate investing, I've decided what I've got to do: get off the bench.

Each bedroom, each bathroom, living room, dining room, kitchen, walls, pots and pans and glasses and dishes and sheets and towels and blankets and decorative stuff and pictures and perhaps exterior stuff like patio furniture.

We have benches around trees and a small wishing well, which everyone loves.This is so unprofessional,but this works for us.

Might be better to split into 2 groups of 3 and challenge each other while helping each other out.Now, since none of you want to put your own money in the pot, each of you has to be accountable enough to go out and find at least $10K in private lender money. $20K would be better.

By the time I got there he had already left for work, but in his kitchen there was a large pot upside down on the kitchen floor with several heavy cans on top of it.

So if you want an investor frindly lender i have that contact.I havent been very active on bp due to the negativity here on bp but a bug bit me tonight and i decided to stir the pot to that negativity.Anyways... good post John.

We are in the process if rehabbing a building and I keep smelling pot from the neighbors in a separate building.

There is a very likely outcome that you will be holding a note with an uncooperative homeowner/squatter, you will get to pay attorney/court fees and insurance costs while receiving no payments through a long, dragged out FC process, and then the pot of gold at the end 18 months later is a trashed house that is worth half what you hoped and you will have to pay up the 2 years of unpaid property taxes to boot.Just remember, there is a reason these existing lenders are dumping the note rather than doing a workout themselves.

Now mind you they were all likely illegal operations.While its still a federal crime, I will not allow growing pot, smoking pot, or possessing pot in my rentals and I voted yes on 64. 

I have checked out a few sites using 2500 postcards as a bench mark.
