Pick one and get them involved NOW. 

Always a bunch available at any given time to pick from, along with some unlevearged offerings, but, Just can't bring myself to have zero control of exit.

I found out from the seller that 2 of the units pay through cash app, 2 are on Section 8, and the rest they pick up in cash.

It is basically everything I do in my local market....I'd love to go with a local property manager but they hide behind fair housing laws and say the property owner cannot refuse whatever tenant they pick.
