Style of a structure is in the eye of the beholder to an untrained eye, including mine at times as there are technical aspects of design that can overlap, the 50s and 60s styles being mixed.

There's good deal of overlap between business and it seems like being able to maintain accounting, marketing and knowing how to work with people helps everything.As far as ACTUAL work goes, I'm working 20hrs a week on maintaining my rentals and another 20hr on initial rehabs/looking at deals/networking.

I agree with you....to a point...but this topic is perfect example of a lesson I learned from a past tenant that worked as an asset manager for several different multi billion REITs...I would  ask her about her world managing industrial and warehouse space for the REITs and one time she mentioned that in her company, and much of real estate business, there were two types of asset manager: First(like her) that was office/number/planning proficient and Second(like me), that was handy/technical/hands-on/field proficientI would offer that, one is not  better off being more of one than the other, they both need to have some overlapping abilities or to be able to overcompensate in their area of expertise.

One of the primary reasons multifamily CRE (in particular) has performed as well as it has over the last 40 years, is because it has directly overlapped with a long term credit cycle of programmatic monetary easing (1980 - current, see long term 10-year UST yield chart for context).
