Obviously, dont put an unqualified person in there, but with record credit card debt in America, and a worsening recession on the horizon, one can expect much worse credit scores across the board vs 5 years ago.I have struggled to place tenants in my properties before, and have fixed the issue by adjusting my screening parameters.

I have heard the arguments "well I cant buy coffee with it" and "the us will ban it" and "it got hacked" and all the other fear from people who obviously did not understand what they were saying nor the asset.

Obviously there won't be any 100% "safe" tenants, no matter how much vetting you do, a job loss etc. could always happen to anybody... but I feel like having one at all simply shows that they didn't prioritize keeping a roof over their head for one reason or another, among other issues.Everything else from that post, if I am referencing the same one, seems fine to me.

In my small city (70,000 or so) we have a university with about 20,000 students with a nursing school, hospital, and obviously several mid size employers that I’m sure have people travel into this area for business purposes.

When you are looking at your first, my advice would be that if the fluctuations between seasons are too hard to comp in an obvious way, it might not be the best first one to try.

Obviously you'll need to make sure you get a job/W2 income for at least 2 weeks to a month to get a loan to buy but luckily that's way easier than if you're having to work with 1099's starting out because most lenders require at least 2 years of tax returns at that point to get a loan.

I have been a passive remote landlord throughout the time, thanks to my agent and nice tenants over there.We have almost enough cash to pay off the remaining balances of the mortgages but obviously we want to use it in a different way.

You could also apply for a HELOC on your home to use the equity for whatever but obviously you have to make monthly payments so ideally you'd want to make sure the cash flow from a RE investment is higher than your loan payment.Another piece of unsolicited advice....

They're also expecting an official offer on the second property soon.If everything goes smoothly I'm obviously glad that my money isn't gone, but I don't think that excuses the lack of communication and inability to respond to LPs.
