My point that I am trying to drive home is that most lenders are within a pretty tight shot group, and I would rather pay $500 - $1000 more for better advice, better service, better follow up, better communication etc.

(There are other ways to obtain/develop that evidence - such as using certified mail or my “practical advice” below.)In your case, because your friend found the letter inside the mailbox of the last known address, you now have specific evidence of having mailed the letter “…by first class mail, to the tenant's last known place of residence” - “Unless other arrangements (had been) made in writing by the tenant…”Again, in my (non-lawyer) opinion, you’ve complied with the letter of the law as to your concern - “Unless other arrangements (had been) made in writing by the tenant…”[Practical advice: Where I self-manage, in my “Notices” section of the lease, besides my physical address, phone numbers, etc for notices to me, I provide two email addresses for myself, and state in that part that email is my preferred method of communication.

Say they want a Sept 1st move in, then I would let them move in a week or two before the first at no cost, as long as they sign the lease and pay the sec dep and Sept rent prior to getting keys.Otherwise just ask what it would take to get them to move forward and you might just get an answer.Loved* that response Hopefully they can communicate as well as you do, thank you Brian

Section 61-2c-102 broadly defines "Business of residential mortgage loans" as follows:(g) (i) "Business of residential mortgage loans" means for compensation or in the expectation of compensation to: (A) engage in an act that makes an individual a mortgage loan originator; (B) make or originate a residential mortgage loan; (C) directly or indirectly solicit a residential mortgage loan for another; (D) unless excluded under Subsection (1)(g)(ii), render services related to the origination of a residential mortgage loan including: (I) preparing a loan package; (II) communicating with the borrower or lender; or (III) advising on a loan term; or (E) engage in loan modification assistance.
