We're in the middle of low season with an average booking window of 30 days so I'm not expecting a lot of tangible performance improvements until early September.Re: Revenue management, is there anything I'm missing to improve this area?

I also think there will need to be a solution found in the middle ground because there is a value that buyer agents provide to help buyers navigate the legal complexities, and I'm sure that a large portion of buyers are going to chose not to have an agent in order to save money.

And there are certainly large margins to be made.. the big builders in many markets want lots in real time they look for middle men to bring them to them.. in our Market here in PDX where they are located there are a few of them..

I totally agree and will say that I communicate proactively with my tenants and provide examples of the increasing costs of property taxes, insurance and repair costs (labor and materials).My theme to them is “we must raise rents to keep pace with rising costs, but we are doing the minimum increase as we want to retain you our valuable tenant”..

There's essentially no LTR market as it's in the middle of nowhere and the town is pretty picky about keeping property values up so you don't have a bunch of trailer parks or apartments.
