Just because both parties are disputing who gets the earnest money shouldn't prohibit a Seller from putting their home back on the market. 

I suspect even the banks who are aggressively expanding are doing so merely to sure up their geographical presence  to in order to expand their customer base but will then pull back on their branch numbers.Unless there is significant term remaining on the lease, there are other retail concepts that would be deemed more marketable.

To determine what to offer on a rental property:Determine reasonable market rent, NOT the highest!

Low or no down, seller financing and low or no interest with a balloon payment later is the holy grail (location, building condition, market also matter but it sounds like you have all that).

Best if the people you work with are in your area and know your market.
