If your in there partnership program they refer you to their client if they need to sell.its a one time yearly fee & any deal closed you pay $1500i couldn't find any reviews or much info on company outside of there website.courage to know if anyone has had any dealings with this company as I find it a little strange that they don't accept any credit card payments only zell or wire or ACH.

I'm walking with a contractor today to get a rehab ballpark estimate before making a formal offer, but want to be prepared for the next step should my offer be accepted.

Assuming your offer got accepted, the owner would need to get a unit vacated by closing (obviously this will need to be communicated).

It's a real pain to enforce but it's worth it.The majority of carriers right now have a loss rule on new business that varies but goes something like this... they will not accept your new policy if you have a loss in the last 3 or 5 years.

You can test out mid term or short term rentals on one or a few of the units to offset that, or you can accept that you're drastically lowering your living expenses and building equity.

This is the exact problem I've been having with these higher rates and the market overall - cash flow too small to be a LTR (or just fix the property up good to minimize capital expenditures) and accept the small cash-flow. 

One of my major screening criteria is you must have the deposit and first month's rent plus pet deposit within 48 hours of acceptance.
