Having land in an area with a bright future is kind of like holding a real estate lottery ticket if everything bounces your way.

Except this unit somehow was not selected in the STR lottery even though it had maximum lottery entries and had 23 years operating legally as an STR (in order to get max lottery entries, I had to show 5 years of paying all the required taxes, etc.).  

Your options are lottery, marrying into money, or a multi million dollar lawsuit...

We all know the stories about people who won the lottery and are broke a year later.

Lottery is only for city proper and is next month.  

have waiting lists and lotteries but these outlying communities still have first come/first serve availability. 

Understandably so, you will always want to follow your instincts when it comes to selecting tenants that make you feel comfortable, and that you believe will take care of your property and pay up.Nevertheless, selecting good and long lasting tenants is always a lottery process.

@Isaiah Ortiz-HoyleThe city of San Diego, has actually passed code this year which would decimate anyone who has multiple STRs in the city, via a “1 per owner” condition, limited number of permits insufficient to cover the existing STRs, a lottery system, etc.
