Yea i agree with you here and this seems to be the most logical way to approach it. 

There is logic in wanting to pay off a personal home for emotional reasons, none in regards to paying off a investment income property.

However there are some flaws in your logic. 

The next steps logical for me is to look for another property by my graduation 2020 at age 21, this should be a small multifamily 2-4 units hopefully four units which would put me at a strong 1% of the way to to goal.

Real estate is, in my opinion; more logical, predictable and all around fun than the stock market...IF you buy right.

Jumping up in size is the next logical step in your growth pattern.
