I didn't heed Jay's warnings and had to learn for myself.There is a reason that Turnkey operators buy these properties for $30-50K, slap on some lipstick, and sell them for $80-120K to high earners from CA and NY.

Im not sure what you're intending on doing with the properties you buy, just a quick lipstick fix and rent?

It was the rinse and repeat part of screwing over the public and the inflated values that misled the buyer, it's difficult to use comps for a mobile home that has had lipstick put on it when some may be so old they don't show up in the blue book.Most here advocate fair dealing, some need to learn what that actually is.

And you can evict all you want and slap some lipstick on the fourplex, but you may still wind up with bad tennants.

Long story short I'd like to put it now on the market again in the next couple of weeks and curious if you would just try go with 'slap lipstick on a pig' or should I try to spend some serious dollars on upgrading the place (or something in between).
