Capital management firms and credit unions tend to have better rates.

There is risk in both options & as an investor you need to weigh those risks & stand firm on whatever you decide. 

I generally prefer higher since I don’t plan on putting in small claims, it’s basically just for catastrophic loses and the savings in premiums over multpiple properties for multiple years should balance that out if I have ever have to use the insurance.

Hi Carlos,I am in Madison, WI and we shopped around a lot when moving a few years ago and used Neckerman Agency (now McClone) who are insurance brokers. 

Sometimes they forget to tell you that many tenants in Detroit don't pay (depending on the property manager skill and the type of tenant) - but taxes are very high in the city and so is insurance. 

I have recently switched my insurance from home owners to landlord policy.

It's very cheap and not difficult to maintain bond/license/insurance.

@David R Pustelnik recommend you first focus on raising the rent for the first time in 10 years.By the way, how much have your property taxes and home insurance gone up since this tenant moved in?

Corporate Income Tax are 24%, however banks and insurances companies are higher with an additional 3.5% Mortgage in ItalyIt's also important to note that there are no Mortgage companies here, everything is done with 1 of the very few banks here.
