Between being a new (2 years on the job) fireman and tackling a different avenue of marketing than I was accustomed to.

A very good book to read is Rich Dad Poor Dad it will give you some "Tackling Fuel" like Adam Sandler said in the movie Water Boy!!!

But don't feel like you have to tackle every point.  

I'd try to tackle the issue myself but its too much for me.  

Just carpet and paint because that you can tackle in a week.

I'll tackle the $150 negative cashflow question . . . personally, I'd dump it.

Although I've often gotten HUGE discounts on a house because an owner was either convinced that a roof was a much bigger deal than it actually is, and/or they didn't have the funds to tackle the job.Bad housing and roof pretty much means that potential buyers won't get out of their cars because the curb appeal is so bad!

The tenants in this unit have said they will be traveling a bit during the summer so I can have access to the unit to do what needs to be done.How would you guys suggest I tackle this problem?
