Perhaps an inexperienced landlord who was threatened with a lawsuit?     

I have been trying to get some JV wholesale deals going as I have a list of cash buyers, but everyone I am trying to JV with either flakes out on me last minute or are extremely inexperienced so their numbers look terrible.

Will be renting my personal residence out soon to grow my money and enter the world of tea estate investing.

My dream is to do flips (I am self-employed interior designer so I have a fair amount of knowledge/experience/ideas/hook ups when it comes to the renovation world) but still not sure how to bridge the gap between where I am and where I want to go considering how insanely expensive real estate is here and also how relatively inexperienced I am with regards to the whole process (aside from interior design and some construction knowledge).

Sending 12 post cards just tells the seller you are inexperienced and not credible.One final tip.

Maybe a naive inexperienced person would pay that, but I demand competitive pricing.  

Smart people but inexperienced.

Again though, keep in mind that there's no guarantee this will always happen - sometimes an inexperienced contractor might find something wrong with your house before any more experienced contractors would have.

On the surface what I normally see in these cases are Real Estate agents that disappear after the sale because they comped the rent value too high, followed by an inexperienced PM that has a hard time explaining WHY the rent price is too high, and finally an investor that put his trust in all the wrong people to achieve their goals.
