It would be incredible if I can meet someone who can coach me through my first deal... some sort of a mentor. 

I did connect with Bradley Buxton from this thread and he has been incredibly helpful with sending deals and POC's in his market!

I ended up investing out of state in a more landlord friendly / cost effective market.First thing I'd recommend is figuring out your investing strategy (single family / small multi-family 2-4 units) and attend some local meet ups to network with other investors to learn from their mistakes.

Places like Leander, Cedar Park, and Georgetown are seeing incredible infrastructure improvements and population spikes.

Take control, right the ship best as possible and then effect what liquidating event is best possible to recoup as much capital as possible.     

This will effect your ability to obtain financing for quite a few years but may be worth considering.  

A generic program can’t be tweaked enough to make it effective for any particular deep niche.  

It's an incredibly powerful hack if you do meet the criteria.In other words, marry a real estate agent who's an RE Pro!

It is not going to be cost-effective to run a vent for a dryer.

I just don't have the time or desire to comb through their coursework, and I'm sceptical about the "mentoring" aspect - would happily just pay someone who's got incredibly profitable Airbnbs a flat hourly rate for their tailored advice.
