I know some will be harsh and say they would have posted pay or quit notice on day 3 or day 5, etc., but this is new to me and I’m trying to remain calm as the PM seems to think this will work itself out.

Going to full market is pretty "harsh" considering how long she has been there a s a good tenant, but this is a business.....not a charity.

Why did you not BRRRR this property, seems like that would have been a good investment, but obviously everyone has different issues/strategies going on with their business plan.Please don't take these questions as harsh or criticizing please, just curious of this scenario for learning purposes.
