I've been investing for over 15 years but most deals have come from wholesalers or word of mouth.

I may be biased but I put my money where my mouth is by selling a million dollars in real estate out in California last year to bring it all here to Austin. 

I went back to focusing on selling real estate.I have a lot less stress, I'm a lot happier, my expenses are down and I'm making more money.

I find the land myself using a few different ways; kijiji, realtor.ca, word of mouth, tax sale, etc.
