So, you want to make $100K, you need to close 6-8 deals which is going to cost you around $20K give or take a few grand.

Basic instruments will be a few grand, gps system $20k plus.

But you want to make 5 grand on an assignment fee so the max offer you can make is 45k. 70 percent is used because you need to leave enough room on the spread for your cash buyer to make money, otherwise they won’t want to buy it from you.

I have done jobs much worse and more dangerous to save less than $1000.If I was in your area Tom I would gladly do the clean up for you for a grand.

its like anything real estate related there are always a few that rise to the top.. ones with proper capitalization , ability and market knowledge and are very very good at sales.. others usually just blow their few grand on direct mail never do anything and chalk it up to that don't work !

For losses of 100's or even a few grand, which is all these home warranties will cover, they are worthless.

Get the work done, list it a few more weeks closer to the warm buying season, list it for a few grand more than you anticipated and see what bites
