Not a dumb question at all, but getting a $100K loan with no track record is difficult.

Do all your due diligence upfront (see if you can get an inspection done before submitting an offer)On the lending side a DSCR loan is an option.

From what Ive seen looking the home equity and heloc are similar if you get a fixed rate heloc if not your probably paying more in interest.

I've done a lot of research into this and believe this is for me, but am getting some roadblocks when it comes to funding requirements and my buy box not aligning.

All IRA-related transactions must be "arm's length", in other words, IRA can't get involved in any transaction with yourself, your immediate family members or any entities these individuals own or control. 

It stinks and is hard to get out.

With $50k down and a 7% rate, the payment would be around $3300.In the Denver area, you can get $800-$1000/room.
