The ideal combination IMO is a business that generates cash flow and then investing that cash flow it into A and B real estate assets.I just recently met a guy who had held and self-managed class D portfolio for 40 years and he can't retire, he has nothing to show for.

This is all I do, I know the mortgage brokers by first name, when i start a listing I already know exactly who my ideal buyer that's going to pay the most is, AND I have an idea of who they may be getting financing via.
