I have five houses in Memphis area, and the biggest problem has been finding a good property management company. 

Do any of the tenants have Dogs (Breed restrictions are individual to each company).These may not prevent you from getting insurance but they may limit the number of companies willing to insure it.

VA company?

I almost exclusively sell bank foreclosures for a large asset management company, and I also do a lot of marketing for wholesale deals.

I'm not going to through out names, but there are companies that only take $500 at closing from an agent. 

I’ve been contacted by the Angi company but I’ve read a lot of negative comments regarding how the treat their contractors.

Which company did you move to, and are you satisfied?

It's one of the hottest markets in the US right now with so much population growth, job growth, and companies moving/developing here (26B Intel headquarters being built here, 68K+ enrollment in Ohio State University, Amazon, FB, Google, Honda, Nationwide, Anduril, etc.).

They worked between us and our insurance company.  

They are a corporate housing company.
