I’d recommend considering getting your feet wet with a smaller property to start 2-4 units and not maxing out your funds on your first property.

The home is about 1200 square feet. 2 bedrooms 1 bath on ½ acre in town.

We might rent, but also could buy a home that could work as a rental and buy time to find more of a desirable area and home situation once we get our feet wet.
