Find an agent with a team that you can build a longterm working relationship with that will make sure you won't overpay for a property and overall will land you an actual deal.

YOu get on  a big team so you are fed leads with NO cost.

I mean I did it with a team of 6 for about  4 to 5 years and we managed 100 deals or so..

Diving deeper.. check who’s on their team, how they structure their deals, and whether you’re comfortable with how the profit splits work.

They have a system, team, and their own contracts, and also provide proof funds, even the EMD. 

That said, the right team on your side can make the permitting process and inspections far less painful.I’m curious... as you refine your plans, how do you see yourself balancing the home’s original character with these modern upgrades, and which element of the design do you think will win over the pickiest buyers? 

His team reached out to me to see if I wanted to do some YouTube content with him awhile back.......Nope, no way would I associate my brand with someone peddling the crap sandwiches he peddles.

I know I need to assemble a team, I know I need to understand markets and analyze a ton of deals, and I know I need to coordinate it all for execution with the right timing.
