I'm curious to find out how do people maintain their endurance.

The best thing about over the counter sales is you have no one bidding against you for the property and you don't endure the discomfort of an auction.Most of the commentators have more experience at this than I do and may have a different recommendation or a better way to do it.

Talk about brain damage...You used to be able to close these in a few days....now they will have to get tons of disclosures and endure the processor log jam like they do with banks...ugh!

As others here have said, It was one of those bills that needed to be passed in order for us to know what is in it.......but the informed already knew.What I do enjoy about this thread is the entrepreneur spirit will find a way to succeed no matter what it must endure.

As a New Zealander let me say what our incompetent govt has done is quall the virus at the cost of our economy for decades and the increased suicides and domestic violence that accompany what we have endured.

If I don’t hear from you in the next 10 minutes, I will assume you aren’t attending and I will move on to my next appointment.Using this system as dramatically reduced any wasted time I used to endure as part of the showing process as well as giving me data about their timeliness/responsiveness/respect for others' time.At the showing, I collect their completed application (sent via PDF prior or filled out on premises), scan their photo ID and last 2 pay stubs.Then, I do some digging around online (social media, court records, Google) and if it looks like they are representing themselves to me accurately, I contact them to set up a "contract to hold" meeting - usually the day after the showing since qualified applicants need to be "closed" ASAP.
