One thing I would encourage everyone to examine that has nothing to do with financial instruments or assets, is the current National debt situation and what potential implications it may have on our taxes for the future.

Insurance is not something you need until you need it....I don't require renters insurance from my tenants but I strongly encourage them to get it.

I would encourage you to talk to a real estate attorney to make sure you are legal in doing so.

I would encourage you to go the legal route instead of trusting the tenants word on their move out date if you are skeptical.
