I really like having multiple opportunities to make income from 1 property, including a worst scenario of converting all the units to LTR. 

They rarely have an over-leveraged emergency or catastrophe.Of course they will not grow as fast as the investor using leverage and NOT over-leveraging. 

Also I have done it in the past whenever I had a change in plans and they never had the opportunity to actually be selected. 

Hello BP community,Most of the builders do not offer investors opportunity to buy the lots and they claim they are only for primary residence (i;e they will sell only if you are going to live in it (example Ryan homes, Pulte homes etc..) are there any builders out there who can sell to investors for "buy to rent" in Columbus OH?

That just adds a level of complexity to everything.I think there is so much opportunity in the US, that why would you try to complicate everything x10, but investing in someplace like Spain. 

LIHTC eligible, opportunity zone, STR eligible, property management in the area….Pretty decent list. didn't know where to start so I figured I would ask the more seasoned of the bunch.

I find new lending opportunities by networking at local RE Meetups, Training Classes and real estate functions.
