I added $250 ($3,000 / 12) to the additional payment column starting at the 13th payment.

With that said I am looking to do minimal work to renovate the home such as painting and adding new appliances.

Eliminate debt, establish a budget, and save.

One option I'm considering is adding the equivalent of a camelback, or second story over one side of the home, adding ~900-1000sqft and 2 or 3 bedrooms. 

We have a 14-page management contract that we've added our real experiences to over the years, with the intent of protecting both us AND the landlord.

I’m in the San Diego area and my husband and I are adding 2 additional rental units to our property. 

You're literally the prey these ad predators work off of, do you not see how gullible you appear?

If you feel ambitious, you could try a BRRR strategy adding additional equity to the subject home and then taking equity out of it to pay off either the HELOC or if you decided to the refinance the primary residence.
