I think all your eggs in the cash flow basket is very risky if you can not get the investments rented for a period of time, or your property manager is no good at best, and steals your money at worst.

After a week of calling his cell, office phone, speaking with the office assistant, and emailing him, I finally reached the listing agent.

You may also be able to manage without a car.No need for a cell phone, get rid of it.
