After that experience, I pretty much told them that their lease wont be renewed.There were other issues such as - habitually paying rent late, paid late fee on some occasions, completely disregarded all other notifications for late fee on the rent etc.The notice that was sent to them said on the title of the document "30 day eviction" We gave that to them beginning of May (60 days before).

Also if you did not treat your LLC as a separate entity (mixing of personal account, lack of proper documentation or filing, etc...) you may pierce the veil of the entity and it would be disregarded by the court.The outside protection varies between states.

There aren't comparable properties within the radius they're willing to search and ultimately every traditional mortgage lender I've looked into only wants to value on comparable sales and disregards the fact that my units are bringing in double the comps being shown in the appraisal.

An offer to buy for cash is not an offer of brokerage or agency/representation.We use disclaimers on all our marketing materials that meet state rules and basically say "this is not an offer to list your house, if you are currently represented by a broker, please disregard this offer.In addition, if a licensed investor in TX forms an LLC for the purpose of purchasing, rehabbing, and selling houses they buy for cash, they do NOT have to be a broker.Real estate agents often think that anything to do with real estate falls under state or NAR rules or jurisdiction.

Contribution into an LLC should not be a problem - I'm guessing that you're using a disregarded entity LLC and it's not filing a tax return anyway.

Expenses can be handled via an accountable plan (if S Corp) or without an accountable plan (if disregarded).Either way, it's highly recommended that you keep contemporaneous written or electronic mileage logs.

Thanks Form tax perspective, your LLC can make payments directly to bank and get tax deductions or you making a payment will qualify for deductions as well.The SMLLCs are disregarded for tax purpose, so both ways are ok.

I knew this would be upsetting to him but thus far I've been good on all my payments, I fronted materials + first draw before work ever began, I paid other draws and change orders before work was even completed despite the awful communication, delays, and just blatant disregard for deadlines, timelines, and tenants.
