With that being said, as long as your return is fairly straight forward, you should be okay but if you have multiple rentals and other things going on, always worth at least a chat with someone.

Have you thought about discounts and maybe changing your minimum from 3 days to 4 or 5 days (less drastic than going from 3 to 7 nights.

Buy off market at a discount and a property with “good bones”.

I agree with Nathan Gesner but I give a discount.

But may get a 5-10% discount (from what you would pay retail) or more on a loyal sub they work with.

I actually read this blog series that you've recommended and have my "interview questions" (plucked straight from your post) all lined up and ready to go for the PMCs that I will be speaking with. 

Is it unlikely to buy at a deep enough discount to make BRRR and PM work?
