I was so motivated to get my first house hack, and 2nd 4-unit property (1st one was 25% down conventional)I'm just disappointed that all the podcasts i've listened to, i've never heard them mention this self sufficiency rule... completely changes my plan, and reduces the income I was hoping for dramatically.

We want our tenants to be happy in our properties and it seems like you are disappointed with this residence.

It can lead to conflicts, disappointment and difficulty progressing with projects. 

But I was disappointed to find out that most multi-family homes were at a minimum $650k.

My plan was to refinance the property, but my prospective lender's appraisal value was more than disappointing.

Ok, a major disappointment, but you’ve acquired some very valuable feedback from the experience: you need to be better at analyzing numbers, managing contractors, or this doesn’t match with your skill set, etc.
