Remember that this is not always the case, so you want to try and get an idea of their daily routine to make sure it aligns with what you are looking for. 

With a setup almost identical to wholesaler lists I get emailed to me daily.

I study, read, listen to podcasts daily.

These two websites will provide you with a lot of information such as average daily rate, occupancy rate, rental demand, seasonality, etc.   

Bruh you got no idea how bad the quality of Agents is.I work throughout Ohio in multiple markets....Cleveland, Toledo, Cincinnati, Dayton, Columbus, Akron, Youngstown and more.In each of these markets I'm working with cash flow assets for investors, BRRRR deals, foreclosures etc.....so we're talking the sub $100k property space, so I get to see the bottom of the barrel agents on a daily basis.

I live near Chicago, so we get all 4 seasons and a ton of moisture.
