I can't tell you how many times I've gone to the property and it is gone, or you figure out something is wrong, maybe the legal description, or the address, or there is $100,000 worth of junk there you need to haul off that was not in the pictures, or that cool commercial building, that when you get there has the faint words that you can now make out to be a former dry cleaner, or gas stations, or lead smelter, or oil change shop or something like that. 

Yes, so Ohio was hot for the last few years but now it has cooled some. 

Our school friends thought it was so cool.

Its oaky so far, 2 months in and I got a listing appointment out of it so that was cool and I do add all of them into my CRM with a drip campaign so I might know better after a year. 

I have around $3k net income now off real estate (8 doors) its a cool feeling to know i could live off it if moved to an inexpensive country like mexico, peru, etc. 

They completed our project 6 months later than they estimated – during which we saw the market cool and interest rates rise.

In total, the cool factor of the idea of lower expenses and security cost me $900,000 over 12 years from a 450k initial investment.
