I wouldn't think they would require a redo for work that is readily visible, but it seems like your inspector is on the extreme end.Try asking for forgiveness first since it is a trivial amount of work with low complexity/skill required.

There's probably so much to this that it would be hard to summarize everything you need to know in a post like this...but here's some basic things I think you should know about:BRRRR SKILLS NEEDEDGenerally speaking you will need several things to successfully complete a BRRRR: ARV - being able to calculate the Value on your own (meaning, without the wholesaler telling you the value) is really important.

Becoming a wholesaler or investor friendly agent will give you skills in real estate investing that nothing else can. 

From my observation, a great manager has 3 skills that are imperative:1.

This transaction showcased our efficient investment strategy and project management skills, resulting in a substantial profit.

Right now I am passively looking at properties, not yet ready to make any offers and polishing my deal evaluating skills.

That's an area with.... let's say a fair amount of grey area, and areas not so grey that a skilled litigator can transform grey, lol.

The purchase would likely need to be consummated at the higher price in order to establish the "damages" to which you are referring... and then I would refer you back to the other potential issues I raised with respect to a negligence claim.Responding to a demand letter with "go pound sand" is not the same thing as defending a lawsuit.I just don't see any attorney taking this $12K case to trial and that is what you are suggesting as the end game.
