This could be done by adding on to the home, by re-configuring the interior, or both.I am only aware of the ADU laws allowing for one additional unit to the main home.

The building was actually converted from usage as a 4 Family, which is it's LEGAL usage via it's Certificate of Occupancy and it's current configuration as a 3 Family.I went down to the basement to confirm that there were 4 Gas Meters and 5 Electric meters.

My thoughts are to put the units side by side because a shorter person would be more comfortable with that configuration. 

Just wanted to make sure I don't make a rookie mistake haha so now I will configure my numbers knowing that PMI isn't "automatically" added on and I have to add that to my expenses. 

You can configure  both of those numbers to call your cell, or go straight to voice mail and can set up hours when the calls will go through or go to your voice mail.
