I have ended up buying or partnering with 100's of these people though, I have found that this group is usually compromised of 2 parts. 1) Hungry and willing to go to work. 2) Students who just are being taught wrong.

Needless to say I would highly recommend not doing any "favors" for anyone that compromise your business standards because in many cases it can lead to trouble down the road.

By this I mean that your ability to operate in another state is compromised unless you register the LLC in that other state.

So yes, sharing a bathroom is a big dealbreaker for many, but others are okay with it, since it makes their rent cheaper.If I was going to design a co-housing property from scratch, a good compromise might be for each room to have a private toilet, sink, small fridge/freezer, and TV.

@Stacey Olson - I've had no experience with this personally, but my sister is a mental health professional, as well, and based on some of the stories I've heard, if you have real reasons to believe that a seller may be compromised on their ability to make good decisions, I would recommend caution.
