Some will have requirements like "show us your utility bill" or something like that instead to show that you can pay SOMETHING on time and responsibly but no credit isn't a deal breaker.

Large expense that will come due real quick. 2) Roof 3) Foundation/slab But not a deal breaker, just be aware....most foundation issues are not a big deal. 4) Structural - alterations to load bearing walls, cut trusses in attic, etc 5) Electrical - Is main panel adequate?

I've seen PCB HOA's in the $750+/mo range which has generally made it a deal breaker when I've analyzed deals here.

@Drew Sygit I defiantly will thank you I am not trying to cheap out even though it may look like that I just want a respectful tenant that treats the house well and doesn't call in when a breaker pops.

Make sure the well pump is operating well, that the water supply is sufficient for the renters, and that you understand how it operates so you can trouble-shoot problems like a well pump that trips a breaker.
