In the GTA it’s way cheaper to rent than to buy.Older Condos do not appreciate much at all and their maintenance fees are just redicioulous, and if you find one with a lower maintenance fee then it will probably double next year.Just go for a quick drive over the border to Buffalo, NY where almost every property provides great cash flow and appreciation there has been recently just a great as the GTA.

There are some VERY cheap neighborhoods around the Buffalo NY market and 30K is still not enough to buy an asset worth holding.Unless you have financing figured out, I would want more Capital before I invested.

The closest comparison I can think of to what I’m expecting in these markets are parts of the midwest and rust belt-places like Philadelphia, Pittsburgh, and Buffalo, where growth is low.
