@William Espich Hey William, I am also totally new although I have 1 duplex in South Bend.

I wont forget how amazed one of the agents who was showing me around Atlanta was when I introduced him to Waze a few years ago, which forecast  a stopped car around the bend - and sure enough there it was :)I land up needing to call my US bank on a landline more often than I ever need to call my Iocal bank - (in fact come to think of it I never call my local bank) The solution is to find a cell package that includes foreign calls in the base price- and then you don't think twice when you need to call or for how long.

I own 13 units here in Chicago with zero pets, and I own 20 units in South Bend with zero pets.

Since my strategy involves looking to be an owner-occupant, I'm willing to bend the investment rules a little bit and get creative with my strategy.

There is great climbing up your direction at Smith Rocks outside of Bend, I have been there many times.

We're not playing this game of bend over backwards for sweet little old lady.  

We also learned our lesson very early on in our investing career, by giviing tenants breaks and specials it actually was more work for us to try and remember who got what deal, then if they did not come through when they said we would get upset but really it is our fault for bending the rules.When we had 20 properties of our own that might have been ok, but now managing over 400 homes there is no way to keep track of everyones "Special Deal'.

You can try to find a company willing to do things more to your terms or stick with the one you have even if they don't bend.
