Thank you Brian, I really appreciate the feedback and this is what I will do.My plan is to get a job when I graduate to not only get that experience but also cover my livign expenses while building a portfolio on the side.In terms of buying my first deal, I haven't been able to move the needle because, where I am, for example, small multifamily is trading at around 5.5% caps and rates are 6.5% .

As noted, if your options are Reg D, private offering vs fully registered public offering, even if you are talking Pink Sheet (OTC) stocks, you have public filing costs, annual audit requirements, and likely more on-going expenses that have to be covered by the property(s) owned by the offering.

I'd look at the closing docs for something related to the pro-ration of expenses etc and see if you have anything there that could be a clause you point to for them to cover those payments.
